Norfolk County Real Estate Activity Report

January 1, 2012 – December 31, 2012

 

 

Real estate activity in Norfolk County during 2012 showed increases across all measurement categories with the exception of foreclosure deeds filed.

 

There was a 24% increase in documents recorded during 2012 at 201,130 which was 39,322 more documents than the 2011 total of 161,808.

 

The total volume of real estate sales in Norfolk County during 2012 was $5,668,285,980.60 which showed a 26% increase over 2011. The average sale price of deeds over $1,000 (both residential and commercial properties) was up county-wide by 1% in 2012 at $600,644.91 which showed a $3,388.81 increase over 2011.

 

The number of mortgages recorded on Norfolk County properties in 2012 was up by 36% from 2011 at 46,554, while total mortgage indebtedness increased by 13% to $19,002,248,311.00 from the 2011 total of $16,813,944,797.

 

The number of foreclosure deeds filed during 2012 decreased by 96 with 500 filings in 2012 compared to the 2011 total of 596, while the number of notice to foreclose mortgage filings increased by 144 with 1,217 filings during 2012 compared to 1,073 filings in 2011.

 

Finally, homestead activity was on the rise during 2012 with 13,358 homesteads filed representing a 21% increase over the 2011 total of 11,066.
