Avon, MA 2nd Quarter 2018 Real Estate Activity Report

During the 2nd quarter of 2018, real estate activity in Avon saw an increase in total sales volume but a decrease in average sales price.

 

There was a 42% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Avon during the 2nd quarter 2018. 279 land documents were recorded versus 196 during the 2nd quarter 2017.   

 

The total volume of real estate sales in Avon during the 2nd quarter 2018 was $18,476,986, an 88% increase from the same time period in 2017. This number was impacted by a $7.4 million commercial sale that was recorded on 6/8/18. However, the average sale price of homes and commercial property actually decreased 6% in Avon. The average sale price was $543,440. 

 

The number of mortgages recorded (55) on Avon properties during the 2nd quarter 2018 was up 41% from the previous year. Also, total mortgage indebtedness was $18,952,263, up 33% from the 2nd quarter 2017. 

 

There were 0 foreclosure deed filed against an Avon property during the 2nd quarter 2018 compared to 1 foreclosure deed filed during the 2nd quarter 2017. 

 

Finally, homestead activity increased 29% in Avon during the 2nd quarter 2018 with 27 homesteads filed compared to 21 during the same time period in 2017.
