Braintree, MA 1st Quarter 2015 Real Estate Activity Report

Real Estate activity in Braintree, MA during the 1st quarter of 2015 saw an increase in total real estate sales volume but a decrease in borrowing.


There was a 35% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Braintree during the 1st quarter of 2015. 1,552 land documents were recorded versus 1,151 during the 1st quarter of 2014.


The total dollar volume of real estate sales in Braintree during the 1st quarter of 2015 was $76,738,510, a 13% increase over 2014 1st quarter numbers. The average sales price of deeds over $1000, both residential and commercial properties, was $882,051, a 13% decrease from the same time period in 2014.


The number of mortgages recorded on Braintree properties during the 1st quarter of 2015 was 378, a 61% increase from the 1st quarter 2014 number. Total mortgage indebtedness was $106,896,061 for the quarter compared to $2,579,342,255 for the 1st quarter 2014. Please note a $2.5 billion dollar mortgage was recorded against multiple Massachusetts properties, including property in Braintree, during the 1st quarter of 2014.


2 foreclosure deeds were filed against Braintree properties during the 1st quarter 2015. This represented a 100% increase from the same time period in 2014.


Finally, 104 Homesteads were recorded in Braintree during the 1st quarter 2015; the same number as the 1st quarter 2014.
