Braintree, MA 3rd Quarter 2017 Real Estate Activity Report

During the 3rd quarter of 2017, real estate activity in Braintree saw decreases in both total sales volume and average sales price.

 

There was a 16% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Braintree during the 3rd quarter 2017. 1,974 land documents were recorded versus 2,349 during the third quarter 2016.  

 

The total volume of real estate sales in Braintree during the 3rd quarter 2017 was $98,178,614, a 9% decrease from the same time period in 2016. Also, the average sale price of homes and commercial property decreased 20% in Braintree. The average sale price was $474,292. 

 

The number of mortgages recorded (401) on Braintree properties during the 3rd quarter 2017 was down 32% from the previous year. However, total mortgage indebtedness increased by 24% to $247,124,036 during the same period.

 

There were 3 foreclosure deeds filed against Braintree properties during the 3rd quarter 2017 compared to 1 foreclosure deed filing during the 3rd quarter 2016. 

 

Finally, homestead activity decreased 3% in Braintree during the 3rd quarter 2017 with 206 homesteads filed compared to 212 during the same time period in 2016.
