Braintree, MA 3rd Quarter 2019 Real Estate Activity Report

During the 3rd quarter of 2019, real estate activity in Braintree saw a decrease in total sales volume but an increase in average sales price.

 

There was a 2% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Braintree during the 3rd quarter 2019. 1,822 land documents were recorded versus 1,850 during the third quarter 2018.  

 

The total volume of real estate sales in Braintree during the 3rd quarter 2019 was $101,822,766, a 7% decrease from the same time period in 2018. However, the average sale price of homes and commercial property was up 6% in Braintree. The average sale price was $628,535. 

 

The number of mortgages recorded (437) on Braintree properties during the 3rd quarter 2019 was up 24% from the previous year. Also, total mortgage indebtedness increased by 35% to $176,231,837 during the same period.

 

There were 0 foreclosure deeds filed against Braintree properties during the 3rd quarter 2019 compared to 2 filed during the 3rd quarter 2018. 

 

Finally, homestead activity in Braintree decreased 12% during the 3rd quarter 2019 with 181 homesteads filed versus 205 recorded during the same time period in 2018.
