Dedham, MA 1st Quarter 2016 Real Estate Activity Report

During the 1st quarter of 2016, real estate activity in Dedham saw an increase in total sales volume but a small decrease in average sales price.

 

There was an 11% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Dedham during the 1st quarter 2016. 1,182 land documents were recorded versus 1,069 during the first quarter 2015.  

 

The total volume of real estate sales in Dedham during the 1st quarter 2016 was $39,092,507, a 12% increase from the same time period in 2015. However, the average sale price of homes and commercial property decreased 4% in Dedham. The average sale price was $514,375. 

 

The number of mortgages recorded (220) on Dedham properties during the 1st quarter 2016 was down 17% from the previous year. Total mortgage indebtedness also decreased by 69% to $72,331,483 during the same period. This particular percentage decrease from 2015 was caused in part by the recording of a $43.5 million mortgage that was recorded on 2/13/15.

 

There was 1 foreclosure deed filed against a Dedham property during 1st quarter 2016, the same number filed during the 1st quarter 2015. 

 

Finally, homestead activity fell 4% in Dedham during the 1st quarter 2016 with 82 homesteads filed compared to 85 during the same time period in 2015.
