Dedham, MA 3rd Quarter 2017 Real Estate Activity Report

During the 3rd quarter of 2017, real estate activity in Dedham saw decreases in both total sales volume and average sales price.

 

There was a  24% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Dedham during the 3rd quarter 2017. 1,240 land documents were recorded versus 1,626 during the third quarter 2016.  

 

The total volume of real estate sales in Dedham during the 3rd quarter 2017 was $62,060,929, a 75% decrease from the same time period in 2016. Also, the average sale price of homes and commercial property decreased 64% in Dedham. The average sale price was $626,878. These numbers were impacted by a $70 million deed recorded against a Dedham commercial property in September, 2016.  

 

The number of mortgages recorded (256) on Dedham properties during the 3rd quarter 2017 was down 32% from the previous year. Total mortgage indebtedness also decreased 76% to $85,881,328 during the same period.

 

There were 2 foreclosure deeds filed against Dedham properties during 3rd quarter 2017 compared to 6 filed during the 3rd quarter 2016. 

 

Finally, homestead activity decreased 19% in Dedham during the 3rd quarter 2017 with 121 homesteads filed compared to 150 during the same time period in 2016.
