Dover, MA 1st Quarter 2016 Real Estate Activity Report

During the 1st quarter of 2016, real estate activity in Dover saw an increase in total sales volume but a decrease in average sales price.

 

There was a 15% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Dover during the 1st quarter 2016. 299 land documents were recorded versus 259 during the first quarter 2015.  

 

The total volume of real estate sales in Dover during the 1st quarter 2016 was $30,390,599, a 53% increase from the same time period in 2015. However, the average sale price of homes and commercial property decreased 19% in Dover. The average sale price was $1,599,505. 

 

The number of mortgages recorded (46) on Dover properties during the 1st quarter 2016 was down 34% from the previous year. Total mortgage indebtedness also decreased by 37% to $27,304,182 during the same period.

 

There were 0 foreclosure deeds filed against Dover properties during 1st quarter 2016, the same number of foreclosure deed filings during the 1st quarter 2015. 

 

Finally, homestead activity increased 47% in Dover during the 1st quarter 2016 with 22 homesteads filed compared to 15 during the same time period in 2015.
