Dover, MA 3rd Quarter 2016 Real Estate Activity Report

During the 3rd quarter of 2016, real estate activity in Dover saw decreases in both total sales volume and average sales price.

 

There was a 10% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Dover during the 3rd quarter 2016. 476 land documents were recorded versus 431 during the third quarter 2015.  

 

The total volume of real estate sales in Dover during the 3rd quarter 2016 was $39,922,940, a 13% decrease from the same time period in 2015. Also, the average sale price of homes and commercial property decreased 6% in Dover. The average sale price was $1,023,665. 

 

The number of mortgages recorded (107) on Dover properties during the 3rd quarter 2016 was up 26% from the previous year. Total mortgage indebtedness also increased 19% to $60,345,317 during the same period.

 

There was 1 foreclosure deed filed against a Dover property during the 3rd quarter 2016, the same number of foreclosure deed filings during the 3rd quarter 2015. 

 

Finally, homestead activity increased 24% in Dover during the 3rd quarter 2016 with 41 homesteads filed compared to 33 during the same time period in 2015.
