Foxborough, MA 2nd Quarter 2019 Real Estate Activity Report

During the 2nd quarter of 2019, real estate activity in Foxborough saw decreases in both total sales volume and average sales price.

 

There was an 4% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Foxborough during the 2nd quarter 2019. 863 land documents were recorded versus 902 during the second quarter 2018.  

 

The total volume of real estate sales in Foxborough during the 2nd quarter 2019 was $44,811,212, a 79% decrease from the same time period in 2018. Also, the average sale price of homes and commercial property decreased 80% in Foxborough. The average sale price was $509,218.  These figures were impacted by the $177.6 million sale of Steward Norwood Hospital which includes property located in Foxborough. This sale took place during the 2nd quarter 2018.

 

The number of mortgages recorded (195) on Foxborough properties during the 2nd quarter 2019 was up 5% from the previous year. However, total mortgage indebtedness decreased 7% to $58,278,283 during the same period.

 

There were 0 foreclosure deeds filed against Foxborough properties during the 2nd quarter 2019 compared to 1 foreclosure deed filed during the 2nd quarter 2018. 

 

Finally, homestead activity increased 15% in Foxborough during the 2nd quarter 2019 with 93 homesteads filed compared to 81 during the same time period in 2018.
