Franklin, MA 1st Quarter 2016 Real Estate Activity Report

During the 1st quarter of 2016, real estate activity in Franklin saw decreases in both total sales volume and average sales price.

 

There was a 6% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Franklin during the 1st quarter 2016. 1,410 land documents were recorded versus 1,335 during the first quarter 2015.  

 

The total volume of real estate sales in Franklin during the 1st quarter 2016 was $33,780,152, a 50% decrease from the same time period in 2015. Also, the average sale price of homes and commercial property decreased 60% in Franklin. The average sale price was $367,175. These figures were impacted by a $15 million commercial real estate transaction that was recorded on 3/4/15.

 

The number of mortgages recorded (316) on Franklin properties during the 1st quarter 2016 was down 3% from the previous year. Total mortgage indebtedness also decreased by 33% to $77,349,229 during the same period.

 

There were 5 foreclosure deeds filed against Franklin properties during 1st quarter 2016 compared to 3 foreclosure deed filings during the 1st quarter 2015. 

 

Finally, homestead activity increased 19% in Franklin during the 1st quarter 2016 with 117 homesteads filed compared to 98 during the same time period in 2015.
