Franklin, MA 1st Quarter 2019 Real Estate Activity Report

During the 1st quarter of 2019, real estate activity in Franklin saw decreases in both total sales volume and average sales price.

 

There was an 8% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Franklin during the 1st quarter 2019. 1,188 land documents were recorded versus 1,298 during the first quarter 2018.  

 

The total volume of real estate sales in Franklin during the 1st quarter 2019 was $46,256,924, a 68% decrease from the same time period in 2018. The average sale price of homes and commercial property also decreased 71% in Franklin. The average sale price was $424,375. These numbers were impacted by the sale of commercial property at Forge Parkway that took place during the first quarter 2018.    

 

The number of mortgages recorded (222) on Franklin properties during the 1st quarter 2019 was down 3% from the previous year. Also, total mortgage indebtedness decreased 69% to $62,820,812 during the same period. 

 

There was 1 foreclosure deed filed against Franklin property during the 1st quarter 2019 compared to 3 foreclosure deeds filed during the 1st quarter 2018. 

 

Finally, homestead activity decreased 4% in Franklin during the 1st quarter 2019 with 122 homesteads filed compared to 127 during the same time period in 2018.
