Franklin, MA 2017 Real Estate Activity Report

During 2017, real estate activity in Franklin saw an increase in total sales volume but a decrease in average sales price.

 

There was a 10% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Franklin in 2017. 6,659 land documents were recorded versus 7,388 during 2016. 

 

The total volume of real estate sales in Franklin during 2017 was $337,671,501, a 3% increase from 2016. However, the average sales price of homes and commercial property was down 6% in Franklin. The average sale price was $571,356.

 

The number of mortgages recorded (1,384) on Franklin properties in 2017 was down 21% from the previous year. However, total mortgage indebtedness increased by 38% to $1,470,615,007 during the same period.

 

There were 16 foreclosure deeds filed against Franklin properties during 2017, representing a 24% decrease from the previous year when there were 21 foreclosure deeds filed.

 

Finally, homestead activity increased 2% in Franklin during 2017 with 629 homesteads filed compared to 615 in 2016.
