Franklin, MA 2019 Real Estate Activity Report

During 2019, real estate activity in Franklin saw increases in both total sales volume and average sales price.

 

There was an 11% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Franklin during 2019. 7,023 land documents were recorded versus 6,317 during 2018.  

 

The total volume of real estate sales in Franklin during 2019 was $538,190,445, a 31% increase from 2018. The average sale price of homes and commercial property also increased 26% in Franklin. The average sale price was $840,922. These figures were impacted by an $84.2 million commercial real estate sale recorded on 11/13/19. .     

 

The number of mortgages recorded (1,579) on Franklin properties during 2019 was up 31% from the previous year. Also, total mortgage indebtedness increased 208% to $1,727,971,664 during the same period. These figures were impacted by a $450 million mortgage recorded against a Franklin property on 8/29/19.   

 

There were 7 foreclosure deeds filed against Franklin properties during 2019 compared to 11 filed during 2018.  

 

Finally, homestead activity increased 6% in Franklin during 2019 with 687 homesteads filed compared to 649 during 2018.
