Needham, MA 2nd Quarter 2015 Real Estate Activity Report

Real Estate activity in Needham, MA during the 2nd quarter of 2015 saw increases in both total real estate sales volume and borrowing.


There was a 27% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Needham during the 2nd quarter of 2015. 2,075 land documents were recorded versus 1,635 during the 2nd quarter of 2014.


The total dollar volume of real estate sales in Needham during the 2nd quarter of 2015 was $361,494,597 a 136% increase over 2014 2nd quarter numbers. The average sales price of deeds over $1000, both residential and commercial properties, was $2,030,868,a 126% increase from the same time period in 2014. These numbers were impacted by a small number of significant commercial transactions that took place during 2nd quarter 2015. Among these transactions was the $133 million sale of Needham Crossing/Center 128. Among the businesses housed at this site is the world headquarters of TripAdvisor.


The number of mortgages recorded against Needham properties during the 2nd quarter of 2015 was 529, a 40% increase from the 2nd quarter 2014 number. Total mortgage indebtedness was $297,597,843 for the quarter compared to $285,421,935 for the 2nd quarter 2014.


No foreclosure deeds were filed against Needham property during the 2nd quarter 2015.


Finally, homestead activity increased slightly in Needham during the 2nd quarter 2015 with 194 Homesteads recorded representing a 2% increase from the 2nd quarter 2014 total of 191.
