Norfolk, MA 1st Quarter 2016 Real Estate Activity Report

During the 1st quarter of 2016, real estate activity in Norfolk saw a significant increase in total sales volume but a small decrease in average sales price.

 

There was a 21% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Norfolk during the 1st quarter 2016. 575 land documents were recorded versus 477 during the first quarter 2015.  

 

The total volume of real estate sales in Norfolk during the 1st quarter 2016 was $20,541,288, a 64% increase from the same time period in 2015. However, the average sale price of homes and commercial property decreased 4% in Norfolk. The average sale price was $446,549. 

 

The number of mortgages recorded (121) on Norfolk properties during the 1st quarter 2016 was up 2% from the previous year. Total mortgage indebtedness also increased by 5% to $37,751,318 during the same period.

 

There was 1 foreclosure deed filed against a Norfolk property during 1st quarter 2016, the same number filed during the 1st quarter 2015. 

 

Finally, homestead activity increased 34% in Norfolk during the 1st quarter 2016 with 55 homesteads filed compared to 41 during the same time period in 2015.
