Norfolk, MA 2nd Quarter 2015 Real Estate Activity Report

Real Estate activity in Norfolk, MA during the 2nd quarter of 2015 saw a decrease in total real estate sales volume and increases in borrowing.


There was an 8% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Norfolk during the 2nd quarter of 2015. 706 land documents were recorded versus 652 during the 2nd quarter of 2014.


The total dollar volume of real estate sales in Norfolk during the 2nd quarter of 2015 was $28,252,637, a 22% decrease compared to 2014 2nd quarter numbers. The average sales price of deeds over $1000, both residential and commercial properties, was $487,114, slightly less than the 2nd quarter 2014 average of $488,277.


The number of mortgages recorded against Norfolk properties during the 2nd quarter of 2015 was 177, a 20% increase from the 2nd quarter 2014 number. Total mortgage indebtedness was $53,148,272 for the quarter compared to $45,273,796 for the 2nd quarter 2014.


1 foreclosure deed was filed against Norfolk property during the 2nd quarter 2015.


Finally, homestead activity decreased in Norfolk during the 2nd quarter 2015 with 65 Homesteads recorded representing a 26% decrease from the 2nd quarter 2014 total of 88.
