Norfolk, MA 2nd Quarter 2019 Real Estate Activity Report

During the 2nd quarter of 2019, real estate activity in the town of Norfolk saw decreases in both total sales volume and average sales price.

 

There was a 13% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Norfolk during the 2nd quarter 2019. 621 land documents were recorded versus 548 during the second quarter 2018.  

 

The total volume of real estate sales in Norfolk during the 2nd quarter 2019 was $40,846,035, an 81% decrease from the same time period in 2018. Also, the average sale price of homes and commercial property decreased 83% in Norfolk. The average sale price was $567,306. These figures were impacted by the $177.6 million sale of Steward Norwood Hospital that included land in Norfolk. The transaction took was recorded on 6/28/18. 

 

The number of mortgages recorded (119) on Norfolk properties during the 2nd quarter 2019 was up 8% from the previous year. Also, total mortgage indebtedness increased 14% to $40,661,537 during the same period.

 

There were 2 foreclosure deeds filed against town of Norfolk properties during the 2nd quarter 2019, compared to 0 foreclosure deeds recorded during the 2nd quarter 2018. 

 

Finally, homestead activity increased 24% in Norfolk during the 2nd quarter 2019 with 83 homesteads filed compared to 67 during the same time period in 2018.
