Norfolk, MA 3rd Quarter 2016 Real Estate Activity Report

During the 3rd quarter of 2016, real estate activity in the town of Norfolk saw a decrease in total sales volume but a small increase in average sales price.

 

There was a 7% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Norfolk during the 3rd quarter 2016. 761 land documents were recorded versus 711 during the third quarter 2015.  

 

The total volume of real estate sales in Norfolk during the 3rd quarter 2016 was $33,270,272, a 10% decrease from the same time period in 2015. However, the average sale price of homes and commercial property increased 3% in Norfolk. The average sale price was $511,850. 

 

The number of mortgages recorded (187) on Norfolk properties during the 3rd quarter 2016 was up 11% from the previous year. Total mortgage indebtedness also increased 26% to $62,564,840 during the same period.

 

There was 1 foreclosure deed filed against a Norfolk property during the 3rd quarter 2016, compared to 0 foreclosure deeds filed during the 3rd quarter 2015. 

 

Finally, homestead activity increased 4% in Norfolk during the 3rd quarter 2016 with 79 homesteads filed compared to 76 during the same time period in 2015.
