Norfolk, MA 3rd Quarter 2017 Real Estate Activity Report

During the 3rd quarter of 2017, real estate activity in the town of Norfolk saw a small decrease in total sales volume but an increase in average sales price.

 

There was a 27% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Norfolk during the 3rd quarter 2017. 554 land documents were recorded versus 761 during the third quarter 2016.  

 

The total volume of real estate sales in Norfolk during the 3rd quarter 2017 was $32,567,207, a 2% decrease from the same time period in 2016. However, the average sale price of homes and commercial property increased 14% in Norfolk. The average sale price was $581,557. 

 

The number of mortgages recorded (120) on Norfolk properties during the 3rd quarter 2017 was down 36% from the previous year. Total mortgage indebtedness also decreased 40% to $37,555,632 during the same period.

 

There were 0 foreclosure deeds filed against town of Norfolk properties during the 3rd quarter 2017 compared to 1 filing during the 3rd quarter 2016. 

 

Finally, homestead activity decreased 16% during the 3rd quarter 2017. 66 homesteads were filed compared to 79 recorded during the same time period in 2016.
