Randolph, MA 1st Quarter 2017 Real Estate Activity Report

During the 1st quarter of 2017, real estate activity in Randolph saw decreases in both total sales volume and average sales price.

 

There was an 3% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Randolph during the 1st quarter 2017. 1,374 land documents were recorded versus 1,333 during the first quarter 2016.  

 

The total volume of real estate sales in Randolph during the 1st quarter 2017 was $31,474,784, a 40% decrease from the same time period in 2016. Also, the average sale price of homes and commercial property decreased 29% in Randolph. The average sale price was $353,649. 

 

The number of mortgages recorded (235) on Randolph properties during the 1st quarter 2017 was up 4% from the previous year. However, total mortgage indebtedness decreased by 24% to $65,065,272 during the same period.

 

There were 9 foreclosure deeds filed against Randolph properties during 1st quarter 2017, the same number filed during the 1st quarter 2016. 

 

Finally, homestead activity increased 11% in Randolph during the 1st quarter 2017 with 91 homesteads filed compared to 82 during the same time period in 2016.
