Randolph, MA 2nd Quarter 2016 Real Estate Activity Report

During the 2nd quarter of 2016, real estate activity in Randolph saw dramatic increases in both total sales volume and average sales price.

 

There was an 3% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Randolph during the 2nd quarter 2016. 1,523 land documents were recorded versus 1,472 during the second quarter 2015.  

 

The total volume of real estate sales in Randolph during the 2nd quarter 2016 was $121,140,572, a 348% increase from the same time period in 2015. Also, the average sale price of homes and commercial property increased 272% in Randolph. The average sale price was $1,026,615. 

 

The number of mortgages recorded (295) on Randolph properties during the 2nd quarter 2016 was up 11% from the previous year. Total mortgage indebtedness also increased by 107% to $140,897,252 during the same period.

 

There were 4 foreclosure deeds filed against Randolph properties during 2nd quarter 2016 compared to 10 foreclosure deed filings during the 2nd quarter 2015. 

 

Finally, homestead activity increased 7% in Randolph during the 2nd quarter 2016 with 119 homesteads filed compared to 111 during the same time period in 2015.
