Randolph, MA 2nd Quarter 2017 Real Estate Activity Report

During the 2nd quarter of 2017, real estate activity in Randolph saw decreases in both total sales volume and average sales price.

 

There was an 3% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Randolph during the 2nd quarter 2017. 1,565 land documents were recorded versus 1,523 during the second quarter 2016.  

 

The total volume of real estate sales in Randolph during the 2nd quarter 2017 was $57,939,662, a 52% decrease from the same time period in 2016. Also, the average sale price of homes and commercial property decreased 61% in Randolph. The average sale price was $396,847. 

 

The number of mortgages recorded (265) on Randolph properties during the 2nd quarter 2017 was down 10% from the previous year. Total mortgage indebtedness decreased by 36% to $90,869,036 during the same period.

 

There were 14 foreclosure deeds filed against Randolph properties during the 2nd quarter 2017 compared to 4 filings during the 2nd quarter 2016. 

 

Finally, homestead activity increased 12% in Randolph during the 2nd quarter 2017 with 133 homesteads filed compared to 119 during the same time period in 2016.
