Randolph, MA 2nd Quarter 2018 Real Estate Activity Report

During the 2nd quarter of 2018, real estate activity in Randolph saw significant increases in both total sales volume and average sales price.

 

There was a 7% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Randolph during the 2nd quarter 2018. 1,460 land documents were recorded versus 1,565 during the second quarter 2017.  

 

The total volume of real estate sales in Randolph during the 2nd quarter 2018 was $119,010,558, a 105% increase from the same time period in 2017. Also, the average sale price of homes and commercial property increased 119% in Randolph. The average sale price was $868,690. These figures were impacted by a $70 million commercial sale recorded on 5/29/18.    

 

The number of mortgages recorded (254) on Randolph properties during the 2nd quarter 2018 was down 4% from the previous year. However, total mortgage indebtedness increased 60% to $145,542,518. This figure was impacted by a $86.1 million mortgage against property located in both Canton and Randolph on 5/29/18. .   

 

There were 6 foreclosure deeds filed against Randolph properties during the 2nd quarter 2018 compared to 14 foreclosure deeds filed during the 2nd quarter 2017.  

 

Finally, homestead activity decreased 8% in Randolph during the 2nd quarter 2018 with 123 homesteads filed compared to 133 during the same time period in 2017.
