Randolph, MA 2nd Quarter 2019 Real Estate Activity Report

During the 2nd quarter of 2019, real estate activity in Randolph saw decreases in both total sales volume and average sales price.

 

There was an 11% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Randolph during the 2nd quarter 2019. 1,305 land documents were recorded versus 1,460 during the second quarter 2018.  

 

The total volume of real estate sales in Randolph during the 2nd quarter 2019 was $46,836,004, a 61% decrease from the same time period in 2018. Also, the average sale price of homes and commercial property decreased 53% in Randolph. The average sale price was $407,269. These figures were impacted by a $70 million sales transaction recorded on 5/29/18. 

 

The number of mortgages recorded (264) on Randolph properties during the 2nd quarter 2019 was up 4% from the previous year. However, total mortgage indebtedness decreased 43% to $82,452,893.   

 

There was 1 foreclosure deed filed against a Randolph property during the 2nd quarter 2019 compared to 6 foreclosure deeds filed during the 2nd quarter 2018.  

 

Finally, homestead activity decreased 14% in Randolph during the 2nd quarter 2019 with 106 homesteads filed compared to 123 during the same time period in 2018.
