Randolph, MA 2nd Quarter 2021 Real Estate Activity Report

During the 2nd quarter of 2021, real estate activity in Randolph saw decreases in total sales volume and average sales price. 

 

There was a 35% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Randolph during the 2nd quarter 2021. 1,761 land documents were recorded versus 1,306 during the 2nd quarter 2020.   

 

The total volume of real estate sales in Randolph during the 2nd quarter 2021 was $47,334,673, a 18% decrease from the same time period in 2020. Also, the average sale price of homes and commercial property decreased 33% in Randolph. The average sale price was $450,806.  

 

The number of mortgages recorded (433) on Randolph properties during the 2nd quarter 2021 was up 28% from the previous year. Total mortgage indebtedness was $121,512,783, down 32% from the 2nd quarter 2020.   

 

There were 3 foreclosure deeds filed against Randolph properties during the 2nd quarter 2021 compared to 1 foreclosure deed filed during the 2nd quarter 2020. 

 

Finally, homestead activity in Randolph increased 19% during the 2nd quarter 2021 with 114 homesteads filed, compared to 96 filed during the same time period in 2020.
