Randolph, MA 3rd Quarter 2017 Real Estate Activity Report

During the 3rd quarter of 2017, real estate activity in Randolph saw increases in both total sales volume and average sales price.

 

There was a 2% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Randolph during the 3rdd quarter 2017. 1,548 land documents were recorded versus 1,586 during the third quarter 2016.  

 

The total volume of real estate sales in Randolph during the 3rd quarter 2017 was $49,620,063, a 12% increase from the same time period in 2016. Also, the average sale price of homes and commercial property increased 11% in Randolph. The average sale price was $359,565. 

 

The number of mortgages recorded (308) on Randolph properties during the 3rd quarter 2017 was up 2% from the previous year. However, total mortgage indebtedness decreased 49% to $74,061,232 during the same period.

 

There were 12 foreclosure deeds filed against Randolph properties during the 3rd quarter 2017 compared to 8 filings during the 3rd quarter 2016. 

 

Finally, homestead activity increased 24% in Randolph during the 3rd quarter 2017 with 139 homesteads filed compared to 112 during the same time period in 2016.
