Randolph, MA 3rd Quarter 2018 Real Estate Activity Report

During the 3rd quarter of 2018, real estate activity in Randolph saw increases in both total sales volume and average sales price.

 

There was a 2% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Randolph during the 3rd quarter 2018. 1,514 land documents were recorded versus 1,548 during the third quarter 2017.  

 

The total volume of real estate sales in Randolph during the 3rd quarter 2018 was $69,207,004, a 39% increase from the same time period in 2017. Also, the average sale price of homes and commercial property increased 31% in Randolph. The average sale price was $470,795.     

 

The number of mortgages recorded (285) on Randolph properties during the 3rd quarter 2018 was down 7% from the previous year. However, total mortgage indebtedness increased 20% to $88,786,657.    

 

There were 6 foreclosure deeds filed against Randolph properties during the 3rd quarter 2018 compared to 12 foreclosure deeds filed during the 3rd quarter 2017.  

 

Finally, homestead activity decreased 1% in Randolph during the 3rd quarter 2018 with 137 homesteads filed compared to 139 during the same time period in 2017.
