Stoughton, MA 1st Quarter 2015 Real Estate Activity Report

Real estate activity in Stoughton, MA during the 1st quarter of 2015 saw a decrease in total real estate sales volume but an increase in borrowing.


There was a 10% decrease in total land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 1st quarter of 2015. 1,123 land documents were recorded versus 1,252 during the 1st quarter of 2014.


The total dollar volume of real estate sales in Stoughton during the 1st quarter of 2015 was $16,844,396, a 52% decrease over 2014 1st quarter numbers. The average sales price of deeds over $1000, both residential and commercial properties, was $290,420, a 27% decrease over 1st quarter 2014.


The number of mortgages recorded on Stoughton properties during the 1st quarter of 2015 was 236, a 24% increase from the same time period in 2014. Total mortgage indebtedness was $90,178,627 for the quarter compared to $63,265,071 for the 1st quarter 2014.


There were 5 foreclosure deeds recorded against Stoughton properties during the 1st quarter of 2015 compared to 1 recording during the same time period in 2014.


Finally, Homestead activity decreased in Stoughton during the 1st quarter of 2015. 68 Homesteads were recorded in the quarter representing a 20% reduction from the 1st quarter 2014 number of 85.
