Stoughton, MA 1st Quarter 2016 Real Estate Activity Report

During the 1st quarter of 2016, real estate activity in Stoughton saw significant increases in both total sales volume and average sales price.

 

There was a 30% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 1st quarter 2016. 1,4548 land documents were recorded versus 1,1,24 during the first quarter 2015.  

 

The total volume of real estate sales in Stoughton during the 1st quarter 2016 was $34,427,019, a 104% increase from the same time period in 2015. Also, the average sale price of homes and commercial property increased 29% in Stoughton. The average sale price was $374,206. These numbers were impacted by a significant increase in real estate sales activity when compared with the 1st quarter 2015.

 

The number of mortgages recorded (259) on Stoughton properties during the 1st quarter 2016 was up 10% from the previous year. However, total mortgage indebtedness decreased by 23% to $69,614,967 during the same period.

 

There were 7 foreclosure deeds filed against Stoughton properties during 1st quarter 2016 compared to 5 foreclosure deed filings during the 1st quarter 2015. 

 

Finally, homestead activity increased 44% in Stoughton during the 1st quarter 2016 with 98 homesteads filed compared to 68 during the same time period in 2015.
