Real Estate activity in Stoughton, MA during the 2nd quarter of 2015 saw decreases in total real estate sales volume and borrowing.


There was a 1% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 2nd quarter of 2015. 1,357 land documents were recorded versus 1,338 during the 2nd quarter of 2014.


The total dollar volume of real estate sales in Stoughton during the 2nd quarter of 2015 was $41,723,028, a 46% decrease compared to 2014 2nd quarter numbers. The average sales price of deeds over $1000, both residential and commercial properties, was $421,444, a 33% decrease from the same time period in 2014. These decreases were due to a small number of high-end commercial transactions recorded during 2nd quarter 2014 but also a small reduction in real estate sales activity that took place during 2nd quarter 2015.


The number of mortgages recorded against Stoughton properties during the 2nd quarter of 2015 was 266, a 1% increase from the 2nd quarter 2014 number. Total mortgage indebtedness was $65,925,151 for the quarter compared to $96,761,686 for the 2nd quarter 2014.


There were 2 foreclosure deeds filed against Stoughton properties during the 2nd quarter 2015.


Finally, homestead activity decreased in Stoughton during the 2nd quarter 2015 with 98 Homesteads recorded representing a 30% decrease from the 2nd quarter 2014 total of 140.
