Stoughton, MA 2nd Quarter 2016 Real Estate Activity Report

During the 2nd quarter of 2016, real estate activity in Stoughton saw increases in both total sales volume and average sales price.

 

There was a 10% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 2nd quarter 2016. 1,494 land documents were recorded versus 1,357 during the second quarter 2015.  

 

The total volume of real estate sales in Stoughton during the 2nd quarter 2016 was $87,554,740, a 110% increase from the same time period in 2015. Also, the average sale price of homes and commercial property increased 54% in Stoughton. The average sale price was $648,553. 

 

The number of mortgages recorded (310) on Stoughton properties during the 2nd quarter 2016 was up 17% from the previous year. Total mortgage indebtedness increased by 24% to $81,609,051 during the same period.

 

There were 4 foreclosure deeds filed against Stoughton properties during 2nd quarter 2016 compared to 2 foreclosure deed filings during the 2nd quarter 2015. 

 

Finally, homestead activity increased 48% in Stoughton during the 2nd quarter 2016 with 145 homesteads filed compared to 98 during the same time period in 2015.
