Stoughton, MA 2nd Quarter 2017 Real Estate Activity Report

During the 2nd quarter of 2017, real estate activity in Stoughton saw decreases in both total sales volume and average sales price.

 

There was a 14% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 2nd quarter 2017. 1,708 land documents were recorded versus 1,495 during the second quarter 2016.  

 

The total volume of real estate sales in Stoughton during the 2nd quarter 2017 was $66,293,954, a 24% decrease from the same time period in 2016. Also, the average sale price of homes and commercial property decreased 37% in Stoughton. The average sale price was $411,763. 

 

The number of mortgages recorded (323) on Stoughton properties during the 2nd quarter 2017 was up 4% from the previous year. Total mortgage indebtedness increased by 75% to $143,045,150 during the same period.

 

There were 7 foreclosure deeds filed against Stoughton properties during 2nd quarter 2017 compared to 4 filings during the 2nd quarter 2016. 

 

Finally, homestead activity increased 12% in Stoughton during the 2nd quarter 2017 with 163 homesteads filed compared to 145 during the same time period in 2016.
