Stoughton, MA 2nd Quarter 2019 Real Estate Activity Report

During the 2nd quarter of 2019, real estate activity in Stoughton saw an increase in total sales volume but a decrease in average sales price.

 

There was an 8% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 2nd quarter 2019. 1,334 land documents were recorded versus 1,233 during the second quarter 2018.  

 

The total volume of real estate sales in Stoughton during the 2nd quarter 2019 was $76,215,020, a 2% increase from the same time period in 2018. However, the average sale price of homes and commercial property decreased 4% in Stoughton. The average sale price was $609,720.     

 

The number of mortgages recorded (261) on Stoughton properties during the 2nd quarter 2019 was up 12% from the previous year. Also, total mortgage indebtedness increased 8% to $95,256,734.  

 

There were 2 foreclosure deeds filed against Stoughton properties during the 2nd quarter 2019 compared to 3 foreclosure deeds filed during the 2nd quarter 2018.  

 

Finally, homestead activity increased 30% during 2nd quarter 2019 with 136 homesteads filed, compared to 105 during the 2nd quarter 2018.
