Stoughton, MA 3rd Quarter 2016 Real Estate Activity Report

During the 3rd quarter of 2016, real estate activity in Stoughton saw an increase in total sales volume but a decrease in average sales price.

 

There was a 9% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 3rd quarter 2016. 1,747 land documents were recorded versus 1,600 during the third quarter 2015.  

 

The total volume of real estate sales in Stoughton during the 3rd quarter 2016 was $54,312,222, a 4% increase from the same time period in 2015. However, the average sale price of homes and commercial property decreased 7% in Stoughton. The average sale price was $343,748. 

 

The number of mortgages recorded (379) on Stoughton properties during the 3rd quarter 2016 was up 30% from the previous year. Total mortgage indebtedness increased by 71% to $114,103,078 during the same period.

 

There were 8 foreclosure deeds filed against Stoughton properties during 3rd quarter 2016 compared to 4 foreclosure deed filings during the 3rd quarter 2015. 

 

Finally, homestead activity increased 30% in Stoughton during the 3rd quarter 2016 with 179 homesteads filed compared to 138 during the same time period in 2015.
