Stoughton, MA 3rd Quarter 2021 Real Estate Activity Report

During the 3rd quarter of 2021, real estate activity in Stoughton saw increases in total sales volume but decreases in average sales price. 

 

There was a 12% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 3rd quarter 2021. 1,905 land documents were recorded versus 1,697 during the 3rd quarter 2020.   

 

The total volume of real estate sales in Stoughton during the 3rd quarter 2021 was $127,257,476, a 3% increase from the same time period in 2020. Also, the average sale price of homes and commercial property decreased 20% in Stoughton. The average sale price was $790,419.  

 

The number of mortgages recorded (462) on Stoughton properties during the 3rd quarter 2021 was up 4% from the previous year. Total mortgage indebtedness was $471,196,578, up 167% from the 3rd quarter 2020.   

 

There were 0 foreclosure deeds filed against Stoughton properties during the 3rd quarter 2021 compared to 2 foreclosure deed filed during the 3rd quarter 2020. 

 

Finally, homestead activity in Stoughton increased 3% during the 3rd quarter 2021 with 152 homesteads filed, compared to 147 filed during the same time period in 2020.
