Walpole, MA 3rd Quarter 2019 Real Estate Activity Report

During the 3rd quarter of 2019, real estate activity in Walpole saw significant increases in both total sales volume and average sales price.

 

There was a 13% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Walpole during the 3rd quarter 2019. 1,634 land documents were recorded versus 1,445 during the third quarter 2018.  

 

The total volume of real estate sales in Walpole during the 3rd quarter 2019 was $351,175,187, a 338% increase from the same time period in 2018. Also, there was a 314% increase in the average sale price of homes and commercial property in Walpole. The average sale price was $2,341,167. These figures were impacted by the $270 million sale of Windsor Gardens apartment complex on 8/23/19. Property for the site is located in both Norwood and Walpole.      

 

The number of mortgages recorded (388) on Walpole properties during the 3rd quarter 2019 was up 32% from the previous year. Also, total mortgage indebtedness increased 71% to $163,881,369.   

 

There were 3 foreclosure deeds filed against Walpole properties during the 3rd quarter 2019 compared to 0 foreclosure deeds filed during the 3rd quarter 2018.  

 

Finally, homestead activity increased 16% in Walpole during the 3rd quarter 2019 with 179 homesteads filed compared to 154 during the same time period in 2018.
