Wellesley, MA 2nd Quarter 2017 Real Estate Activity Report

During the 2nd quarter of 2017, real estate activity in Wellesley saw increases in both total sales volume and average sales price.

 

There was an 8% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Wellesley during the 2nd quarter 2017. 1,510 land documents were recorded versus 1,641 during the second quarter 2016.  

 

The total volume of real estate sales in Wellesley during the 2nd quarter 2017 was $232,562,012, a 20% increase from the same time period in 2016. Also, the average sale price of homes and commercial property increased 11% in Wellesley. The average sale price was $1,481,286. 

 

The number of mortgages recorded (315) on Wellesley properties during the 2nd quarter 2017 was down 18% from the previous year. Total mortgage indebtedness decreased by 26% to $206,288,955 during the same period.

 

There were 3 foreclosure deeds recorded against Wellesley properties during the 2nd quarter 2017 compared to 0 filings during the 2nd quarter 2016. 

 

Finally, homestead activity increased 5% in Wellesley during the 2nd quarter 2017 with 160 homesteads filed compared to 153 during the same time period in 2016.
