Westwood, MA 1st Quarter 2018 Real Estate Activity Report

During the 1st quarter of 2018, real estate activity in Westwood saw significant increases in both total sales volume and average sales price.

 

There was a 22% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Westwood during the 1st quarter 2018. 590 land documents were recorded versus 758 during the first quarter 2017.  

 

The total volume of real estate sales in Westwood during the 1st quarter 2018 was $98,889,438, a 95% increase from the same time period in 2017. Also, the average sale price of homes and commercial property increased 148% in Westwood. The average sale price was $2,996,649. These numbers were impacted by a $53.1 million commercial sale that was recorded on 2/27/18.

 

The number of mortgages recorded (121) on Westwood properties during the 1st quarter 2018 was down 20% from the previous year. Also, total mortgage indebtedness decreased 59% to $89,422,741.   

 

There were 0 foreclosure deeds filed against Westwood properties during the 1st quarter 2018 compared to 2 foreclosure deeds filed during the 1st quarter 2017.  

 

Finally, homestead activity decreased 46% in Westwood during the 1st quarter 2018 with 40 homesteads filed compared to 74 during the same time period in 2017.
