Weymouth, MA 3rd Quarter 2017 Real Estate Activity Report

During the 3rd quarter of 2017, real estate activity in Weymouth saw decreases in both total sales volume and average sales price.

 

There was a 5% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Weymouth during the 3rd quarter 2017. 3,351 land documents were recorded versus 3,536 during the third quarter 2016.  

 

The total volume of real estate sales in Weymouth during the 3rd quarter 2017 was $143,277,756, an 18% decrease from the same time period in 2016. Also, the average sale price of homes and commercial property decreased 26% in Weymouth. The average sale price was $407,039. 

 

The number of mortgages recorded (692) on Weymouth properties during the 3rd quarter 2017 was down 10% from the previous year. However, total mortgage indebtedness increased 907% to $3,507,543,867 during the same period. This number was impacted by a 1.6 billion commercial mortgage recorded against property in Weymouth and Quincy in July, 2017.

 

There were 3 foreclosure deeds filed against Weymouth properties during the 3rd quarter 2017 compared to 14 foreclosure deed filings during the 3rd quarter 2016. 

 

Finally, homestead activity decreased 2% in Weymouth during the 3rd quarter 2017 with 333 homesteads filed compared to 339 during the same time period in 2016.
