During the 1st quarter of 2016, real estate activity in Weymouth saw dramatic increases in both total sales volume and average sales price.
There was a 15% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Weymouth during the 1st quarter 2016. 2,543 land documents were recorded versus 2,215 during the first quarter 2015.
The total volume of real estate sales in Weymouth during the 1st quarter 2016 was $122,868,498, a 129% increase from the same time period in 2015. Also, the average sale price of homes and commercial property increased 99% in Weymouth. The average sale price was $749,198. These were impacted by 3 multi-family residential property deed transactions, $17.7 million, $17.8 million and $25.5 million, all recorded on 2/25/16.
The number of mortgages recorded (538) on Weymouth properties during the 1st quarter 2016 was up 19% from the previous year. Total mortgage indebtedness also increased by 25% to $185,586,986 during the same period.
There were 11 foreclosure deeds filed against Weymouth properties during 1st quarter 2016 compared to 16 foreclosure deed filings during the 1st quarter 2015.
Finally, homestead activity increased 30% in Weymouth during the 1st quarter 2016 with 191 homesteads filed compared to 147 during the same time period in 2015.
