Dover, MA 1st Quarter 2017 Real Estate Activity Report

During the 1st quarter of 2017, real estate activity in Dover saw an increase in total sales volume but a decrease in average sales price.

 

There was a 26% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Dover during the 1st quarter 2017. 378 land documents were recorded versus 299 during the first quarter 2016.  

 

The total volume of real estate sales in Dover during the 1st quarter 2017 was $37,070,218, a 22% increase from the same time period in 2016. However, the average sale price of homes and commercial property decreased 28% in Dover. The average sale price was $1,158,444. 

 

The number of mortgages recorded (87) on Dover properties during the 1st quarter 2017 was up 89% from the previous year. Total mortgage indebtedness also increased by 60% to $43,633,851 during the same period.

 

There was 1 foreclosure deed filed against a Dover property during 1st quarter 2017 compared to 0 filings during the 1st quarter 2016. 

 

Finally, homestead activity increased 64% in Dover during the 1st quarter 2017 with 36 homesteads filed compared to 22 during the same time period in 2016.
