Dover, MA 2016 Real Estate Activity Report

During 2016, real estate activity in Dover saw an increase in total sales volume but a decrease in average sales price.

 

There was a 14% increase in the number of documents recorded at the Norfolk County Registry of Deeds from the town of Dover in 2016. 1,779 land documents were recorded versus 1,563 during 2015. 

 

The total volume of real estate sales in Dover during 2016 was $162,342,305, a 19% increase from 2015. However, the average sale price of homes and commercial property was down 4% in Dover. The average sale was $1,119,602.

 

The number of mortgages recorded (378) on Dover properties in 2016 was up 8% from the previous year. Total mortgage indebtedness also increased by 13% to $222,563,153 during the same period.

 

There were 2 foreclosure deeds filed against Dover properties during 2016, representing a 100% increase from the previous year when there was 1 foreclosure deed filed.

 

Finally, homestead activity increased  20% in Dover during 2016 with 153 homesteads filed compared to 127 in 2015.
