Dover, MA 3rd Quarter 2018 Real Estate Activity Report

During the 3rd quarter of 2018, real estate activity in Dover saw decreases in both total sales volume and average sales price.

 

There was a 21% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Dover during the 3rd quarter 2018. 374 land documents were recorded versus 472 during the third quarter 2017.  

 

The total volume of real estate sales in Dover during the 3rd quarter 2018 was $40,213,422, a 33% decrease from the same time period in 2017. Also, the average sale price of homes and commercial property decreased 4% in Dover. The average sale price was $1,148,954. 

 

The number of mortgages recorded (58) on Dover properties during the 3rd quarter 2018 was down 30% from the previous year. Total mortgage indebtedness also decreased 15% to $40,642,169 during the same period.

 

There was 1 foreclosure deed filed against a Dover property during the 3rd quarter 2018 compared to 0 foreclosure deeds filed during the 3rd quarter 2017. 

 

Finally, homestead activity decreased 11% in Dover during the 3rd quarter 2018 with 48 homesteads filed compared to 54 during the same time period in 2017.
