Franklin, MA 2nd Quarter 2017 Real Estate Activity Report

During the 2nd quarter of 2017, real estate activity in Franklin saw significant increases in both total sales volume and average sales price.

 

There was an 8% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Franklin during the 2nd quarter 2017. 1,718 land documents were recorded versus 1,874 during the second quarter 2016.  

 

The total volume of real estate sales in Franklin during the 2nd quarter 2017 was $156,888,432, a 96% increase from the same time period in 2016. The average sale price of homes and commercial property also increased 90% in Franklin. The average sale price was $986,719.  

 

The number of mortgages recorded (376) on Franklin properties during the 2nd quarter 2017 was down 9% from the previous year. However, total mortgage indebtedness increased 3% to  $244,921,777 during the same period.

 

There were 4 foreclosure deeds filed against Franklin properties during the 2nd quarter 2017 compared to 3 foreclosure deed filings during the 2nd quarter 2016. 

 

Finally, homestead activity increased 2% in Franklin during the 2nd quarter 2017 with 170 homesteads filed compared to 167 during the same time period in 2016.
