Stoughton, MA 2nd Quarter 2018 Real Estate Activity Report

During the 2nd  quarter of 2018, real estate activity in Stoughton saw increases in both total sales volume and average sales price.

 

There was a 28% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Stoughton during the 2nd quarter 2018. 1,234 land documents were recorded versus 1,706 during the second quarter 2017.  

 

The total volume of real estate sales in Stoughton during the 2nd quarter 2018 was $75,015,837 a 13% increase from the same time period in 2017. Also, the average sale price of homes and commercial property increased 54% in Stoughton. The average sale price was $635,727. These figures were impacted by 2 commercial real estate transactions, $18.3 million and $15.5 million respectively, that were recorded on 5/8/18.    

 

The number of mortgages recorded (234) on Stoughton properties during the 2nd quarter 2018 was down 28% from the previous year. Also, total mortgage indebtedness decreased 38% to $88,591,913.   

 

There were 3 foreclosure deeds filed against Stoughton properties during the 2nd quarter 2018 compared to 7 foreclosure deeds filed during the 2nd quarter 2017.  

 

Finally, homestead activity decreased 36% in Stoughton during the 2nd quarter 2018 with 105 homesteads filed compared to 163 during the same time period in 2017.
