Walpole, MA 2018 Real Estate Activity Report

During 2018, real estate activity in Walpole saw decreases in both total sales volume and average sales price.

 

There was a 6% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Walpole in 2018.  5,049 land documents were recorded versus 5,377 in 2017. 

 

The total volume of real estate sales in Walpole during 2018 was $285,574,595, a 41% decrease from 2017. The average sales price of homes and commercial property was also down 44% in Walpole. The average sale price was $601,209. These numbers were impacted by the $199 million sale of Windsor Gardens property in April, 2017. Windsor Gardens contains property in both Walpole and Norwood.   

 

The number of mortgages recorded (1,043) on Walpole properties in 2018 was down 3% from the previous year. Also, total mortgage indebtedness decreased by 31% to $575,555,612 during the same period.

 

There were 5 foreclosure deeds filed against Walpole properties during 2018, representing a 55% decrease from the previous year when there were 11 foreclosure deeds recorded.

 

Finally, homestead activity decreased 1% in Walpole during 2018 with 544 homesteads filed compared to 552 in 2017.
