Walpole, MA 2nd Quarter 2017 Real Estate Activity Report

During the 2nd quarter of 2017, real estate activity in Walpole saw significant increases in both total sales volume and average sales price.

 

There was a 0% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Walpole during the 2nd quarter 2017. 1,403 land documents were recorded versus 1,400 during the second quarter 2016.  

 

The total volume of real estate sales in Walpole during the 2nd quarter 2017 was $288,102,142, a 240% increase from the same time period in 2016. Also, the average sale price of homes and commercial property increased 214% in Walpole. The average sale price was $2,199,252. These numbers were significantly impacted by the 4/24/17 $199 million sale of Windsor Gardens, a portion of which is on Walpole land.   

 

The number of mortgages recorded (294) on Walpole properties during the 2nd quarter 2017 was down 15% from the previous year. However, total mortgage indebtedness increased by 81% to $319,649,591 during the same period. This number was impacted by a $160 million mortgage taken out against the Windsor Gardens property on 4/24/17. 

 

There were 3 foreclosure deeds filed against Walpole properties during the 2nd quarter 2017 compared to 2 foreclosure deed filings during the 2nd quarter 2016. 

 

Finally, homestead activity increased 22% in Walpole during the 2nd quarter 2017 with 169 homesteads filed compared to 139 during the same time period in 2016.
