Walpole, MA 2nd Quarter 2018 Real Estate Activity Report

During the 2nd quarter of 2018, real estate activity in Walpole saw large decreases  in both total sales volume and average sales price.

 

There was a 1% increase in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Walpole during the 2nd quarter 2018. 1,418 land documents were recorded versus 1,403 during the second quarter 2017.  

 

The total volume of real estate sales in Walpole during the 2nd quarter 2018 was $89,547,845, a 69% decrease from the same time period in 2017. Also, the average sale price of homes and commercial property decreased 72% in Walpole. The average sale price was $609,169. These figures were impacted by the $199 million sale of the Windsor Gardens apartment complex located in both Walpole and Norwood on 4/24/17. .   

 

The number of mortgages recorded (314) on Walpole properties during the 2nd quarter 2018 was up 7% from the previous year. However, total mortgage indebtedness decreased 56% to $140,299,887.   

 

There were 2 foreclosure deeds filed against Walpole properties during the 2nd quarter 2018 compared to 3 foreclosure deeds filed during the 2nd quarter 2017.  

 

Finally, homestead activity decreased 2% in Walpole during the 2nd quarter 2018 with 165 homesteads filed compared to 169 during the same time period in 2017.
