Wellesley, MA 1st Quarter 2019 Real Estate Activity Report

During the 1st quarter of 2019, real estate activity in Wellesley saw decreases in both total sales volume and average sales price.

 

There was a 9% decrease in the number of land documents recorded at the Norfolk County Registry of Deeds from the town of Wellesley during the 1st quarter 2019. 945 land documents were recorded versus 1,036 during the first quarter 2018.  

 

The total volume of real estate sales in Wellesley during the 1st quarter 2019 was $95,779,779, a 25% decrease from the same time period in 2018. Also, the average sale price of homes and commercial property decreased 19% in Wellesley. The average sale price was $1,429,548.   

 

The number of mortgages recorded (181) on Wellesley properties during the 1st quarter 2019 was down 22% from the previous year. Also, total mortgage indebtedness decreased 21% to $123,689,451.

 

There were 0 foreclosure deeds filed against Wellesley properties during the 1st quarter 2019, the same number filed during the 1st quarter 2018.  

 

Finally, homestead activity decreased 17% in Wellesley during the 1st quarter 2019 with 82 homesteads filed, compared to 99 recorded during the same time period in 2018.
